Letting and Management

  • We visit the property and provide a Valuation and advice on condition / furniture requirements
  • Provide a Rental Valuation of the property and offer advice as required
  • Comprehensive Marketing i.e., Zoopla, Gumtree, Our Website including TV Displays with many online portals to maximise the rent income for Landlords
  • Find suitable tenants and accompany them to show the premises
  • Professional referencing on potential tenants who will move in to the property
  • Carry out Credit Check
  • Collect Rent / Security Deposits in advance on Landlords behalf
  • Where the Premises is managed by Property Link (The deposit will be protected under assured shorthold tenancy agreement terms) and will be refunded, less any deductions upon expiry of the term.
  • Draw up the Tenancy Agreement under current regulations
  • Issue lawful notice(s) to any occupant to / vacate premises or to debate a nuisance should it be deemed necessary
  • Provide you with a file containing, tenancy agreements, copies of notice(s) and all other necessary documents

Property Letting & Management Services: Residential / Commercial

We would do everything that we do in letting plus following:

  • Collect the monthly rent on your behalf and pay it to your account regularly on time with a full invoice / statement (normally emailed)
  • Visit and inspect the premises regularly to make sure that it is kept to a standard, thereafter provide an inspection report to you
  • Safety Management with respects to current legislation for gas and electric certificate as well as 10 year EPC certificates at very competitive rates
  • Any maintenance repairs will always be reported to you where practicable before having them carried out to protect your interest and to save you from unnecessary expenditures
  • Repairs carried out by vetted tradesmen at competitive rates
  • Take necessary steps to recover any money owed in case of any arrears or outstanding payment(s) of rent
  • Arrange for alternative tenants when existing tenants move out, usually within the notice period so that you have no break in the rent
  • Replace new tenants no matter how many times they move out while the property is under our management / lease
  • Issue lawful notice(s) to any occupant to / vacate premises or to debate a nuisance should it be deemed necessary
  • Change over utility service(s) - water, gas, electricity and council tax onto the new tenant’s name(s)
  • Prepare an inventory of all the fixtures and fittings at the premises (if not provided by the landlord) for annexing to the tenancy documentation.

Our Sales teams manage the entire sales process for our sellers, from giving an accurate and realistic valuation of the property, through to advising on the most effective marketing strategy and managing the legal process once an offer has been accepted

Steps may involve:

  • Initial Free Valuation of the Property
  • Upon instructions market the property to all major internet portals, put Property “For Sale” board if necessary
  • Arrange and accompany the potential buyers to view the property
  • Negotiate price upon offer is made
  • Prepare Sales memorandum
  • Notify all parties / Solicitors
  • Follow up until exchange of Contracts followed by Completion

Arrange for new tenants within the notice period to avoid any breaks in rent - No additional ‘Letting Fee’ when replacing tenant whilst premises is under our management – subject to 12 months period.  Letting fee applies if new tenancy taken after 12 months.

Letting and Management Fees Examples: 

Fee example (letting ONLY): If your property is rented for £1000 per month, you will pay £1000 (one off) including VAT

Fee example (letting & rent collection): If your property is rented for £1000 per month, you will pay £1000 (one off) + £60 per month (6%) including VAT

Fee example (letting & full management): If your property is rented for £1000 per month, you will pay £750 (one off) + £100 per month (10%) including VAT

 

INVENTORY / INSPECTION REPORTS FEES FOR LANDLORDS EXPLAINED:

Check in Inventory Full Report with online inventory access, detailed pictures and descriptions of each room and furniture / appliances 

Check-in Inventory Report : £150.00 including VAT

Checkout Inventory Report £100.00 including VAT

Interim Inspection Report £75.00 including VAT

Deposit submission

All rental properties require a deposit be taken and securely held throughout the tenancy period. It is registered and protected under the Deposit Protection Scheme.

Credit checks

These checks are made as part of the landlords’ agreement with us to ensure you have a positive credit history.

Referencing checks

These include checks that are made with landlords and/or employers to ensure affordability.

Right to Rent Check

This is a check on your eligibility to live in the UK and is a legal requirement.

Setting up tenancy

This involves drawing up of the tenancy agreement for consent by all relevant parties.

 

During the Tenancy Landlord Fees

Tenancy Renewal

Should you need to renew your tenancy agreement after the initial term, we will be required to prepare and set up a new tenancy

TENANTS FEES : 

Early Termination Fee from Tenants

If you vacate the property prior to the end of the term, you will remain liable to pay rent until the term expires or the property is re-let, whichever is earlier, plus £300.00 admin fee. Should the property be re-let during the fixed term you will be responsible for the repayment of any pro-rata commission fees that have been or will be incurred by the landlord for the unexpired portion of the tenancy. You will also be responsible for any other reasonable costs  (e.g. tel line, TV contracts, cleaning, admin fees etc) incurred from that point until the end of the term.

Tenancy Amendment

Amending your agreement or upgrading your tenancy agreement during the tenancy fees applicable £100.00 Including VAT

 

Other Fees applicable if requested by the Tenants

Utilities, Communication Services and Council Tax payments arising from a default by the tenant

 

Replacing Lost Keys 

Tenants will be liable to pay £25.00 admin fee plus whatever costs related to replacement key-cut.
