The Role:
As an Office Sales Manager you will be leading a team of Internal Sales colleagues. You will possess drive, passion and enthusiasm which will enable you to deliver the service that PROPERTY LINK prides itself upon. Your team are the main points of contact for our customers and will manage all enquiries. You will develop and motivate your team in maximising sales opportunities whilst providing our customers with the highest possible level of service.
Responsibilities

- Assisting colleagues in day-to-day work to complete the related tasks

The Role:
The successful candidate will have at least TWO years’ of experience as an Interior Designer with a minimum of B1 in English. We welcome applicants who wants to succeed and grow together with us! In this role you will be required to undertake tasks related to project design. You work as a team worker with an understanding of financial aspects of the project.
Responsibilities
- Understand the design project and all aspects of interior designing process
- Prepare, and develop where required, drawings, models, images and other documents relating to the interior design
- Understanding of financial aspects of running a interior design project on time and on budget
- Assist where required in the co-ordination of the internal design team
- Take responsibility, for specific areas of the interior design and project development
- Liaise, where appropriate, with members of the external design team and other associated organisations or companies

Letting and Management
- We visit the property and provide a Valuation and advice on condition / furniture requirements
- Provide a Rental Valuation of the property and offer advice as required
- Comprehensive Marketing i.e. Gumtree, Our Website including TV Displays with many online portals to maximise the rent income for Landlords
- Find suitable tenants and accompany them to show the premises
- Professional referencing on potential tenants who will move in to the property
- Carry out Credit Check
- Collect Rent / Security Deposits in advance on Landlords behalf
- Where the Premises is managed by Property Link (The deposit will be protected under assured shorthold tenancy agreement terms) and will be refunded, less any deductions upon expiry of the term.
- Draw up the Tenancy Agreement under current regulations
- Issue lawful notice(s) to any occupant to / vacate premises or to debate a nuisance should it be deemed necessary
- Provide you with a file containing, tenancy agreements, copies of notice(s) and all other necessary documents
Property Letting & Management Services: Residential / Commercial
We would do everything that we do in letting plus following:
- Collect the monthly rent on your behalf and pay it to your account regularly on time with a full invoice / statement (normally emailed)
- Visit and inspect the premises regularly to make sure that it is kept to a standard, thereafter provide an inspection report to you
- Safety Management with respects to current legislation for gas and electric certificate as well as 10 year EPC certificates at very competitive rates
- Any maintenance repairs will always be reported to you where practicable before having them carried out to protect your interest and to save you from unnecessary expenditures
- Repairs carried out by vetted tradesmen at competitive rates
- Take necessary steps to recover any money owed in case of any arrears or outstanding payment(s) of rent
- Arrange for alternative tenants when existing tenants move out, usually within the notice period so that you have no break in the rent
- Replace new tenants no matter how many times they move out while the property is under our management / lease
- Issue lawful notice(s) to any occupant to / vacate premises or to debate a nuisance should it be deemed necessary
- Change over utility service(s) - water, gas, electricity and council tax onto the new tenant’s name(s)
- Prepare an inventory of all the fixtures and fittings at the premises (if not provided by the landlord) for annexing to the tenancy documentation.

TENANTS FEES :
Early Termination Fee from Tenants
If you vacate the property prior to the end of the term, you will remain liable to pay rent until the term expires or the property is re-let, whichever is earlier, plus £300.00 admin fee. Should the property be re-let during the fixed term you will be responsible for the repayment of any pro-rata commission fees that have been or will be incurred by the landlord for the unexpired portion of the tenancy. You will also be responsible for any other reasonable costs (e.g. tel line, TV contracts, cleaning, admin fees etc) incurred from that point until the end of the term.
Tenancy Amendment
Amending your agreement or upgrading your tenancy agreement during the tenancy fees applicable £100.00 Including VAT
Other Fees applicable if requested by the Tenants
Utilities, Communication Services and Council Tax payments arising from a default by the tenant
Replacing Lost Keys
Tenants will be liable to pay £25.00 admin fee plus whatever costs related to replacement key-cut.
